Terms and Conditions
Last updated: May 2026.
These are the terms you agree to when you hire Dulwich Building Co to carry out extension, carpentry or other building work for you. Nothing here is meant to be unusual — these are standard trading terms for residential building work in England.
About us. Dulwich Building Co is a trading name of Dulwich Building Co. Ltd, a private limited company registered in England and Wales. Company: Dulwich Building Co. Ltd. Companies House number: 15523372. Registered address: 3 Addington Road, Croydon, United Kingdom, CR2 8RE. Phone / WhatsApp: 07584 928 681. Email: hello@dulwichbuilding.co.uk.
Quotes. Quotes we issue are fixed prices, based on the information you've provided and a site visit. Quotes are valid for 30 days from the date we send them. Quotes include labour, materials, plant hire, waste disposal and reinstatement, unless we've noted exclusions in writing. If, once work starts, we discover something that materially changes the scope (e.g. unmarked drains, hidden structural defects, asbestos, rotten timbers behind finishes, non-compliant existing work), we'll stop, show you, and agree any change in cost in writing before carrying on.
Booking. To book a job, you confirm the quote and an agreed start date in writing. We may ask for a deposit on larger jobs (£5,000+) to secure the start date and order materials. On jobs over £10,000 we typically work to a JCT Minor Works contract. Where building regulations approval or planning permission is required, it's your responsibility to have these in place before work starts (we can help you arrange them).
Doing the work. We'll arrive on the agreed start date and aim to finish by the agreed end date. We work tidy every day, protect your home and access route, dust-sheet adjoining rooms, and store materials safely. Where building control inspections are required, we'll coordinate them at the right stages. The final walk-through happens together on the last day. Anything you're not happy with gets fixed before we consider the job done.
Payment. On smaller jobs we invoice on completion. Payment is due within 7 days of invoice. On larger jobs (over £10,000) we invoice in stages — typically a deposit at the start, an interim payment on completion of groundworks and foundations, further interims on completion of structural shell and first-fix, and the balance at final walk-through. Payment by bank transfer (BACS). Late payment may incur interest at the Bank of England base rate plus 8%.
Guarantee. We offer a 10-year structural workmanship guarantee on extensions and major structural elements we build (foundations, walls, structural openings, roof structures, load-bearing carpentry). All other workmanship (joinery, second-fix carpentry, plastering, finishes, fitted units) carries a 2-year written workmanship guarantee. The guarantee doesn't cover: damage caused by extreme weather; normal wear and tear; issues caused by movement of the wider building or land outside our scope; work carried out by other trades after we leave; damage caused by misuse or alterations; materials supplied by you; manufactured products covered by their own manufacturer's warranty (boilers, windows, doors, appliances, roofing membranes) — for these we'll pass the manufacturer's warranty through to you.
Materials. Unless agreed otherwise, we supply all materials and they're included in the quote. You can supply your own materials, but we can't guarantee work on or installation of materials we haven't supplied. Surplus materials remain our property unless agreed otherwise.
Insurance. We hold £1,000,000 public liability insurance through Dulwich Building Co. Ltd. Certificate available on request before the job starts.
Cancellation. You can cancel before work has started by giving written notice. Any deposit paid is refunded in full, less any materials we've already ordered specifically for the job. If you cancel after work has started, you pay for the work done to date at the quoted rate. We may cancel if unforeseen circumstances prevent us from starting or completing the job.
Photos. We sometimes take before-and-after photos of work for the website and social media. We'll always ask your permission before using any photos that identify your property, and we'll never share your address.
Disputes. If you're not happy with anything, tell us. Most issues can be resolved with a conversation and a site visit. If we can't resolve it between us, disputes are governed by English law and heard in the courts of England and Wales.
